How to photograph your home

You need a good set of photographs to attract a house buyer so its worth taking a few moments to prepare by reading this guide. By presenting home buyers with a set of well presented images that portray the main features of your property.

Don’t worry: You don’t need to be David Bailey to do this. Armed with a digital camera and these instructions you have all you need to take the pictures that will sell your own home.

What to photograph

Try to include the following images when you advertise your house for sale:

  • External images – include one from the curb side
  • Kitchen
  • Living space
  • Bathroom

How to take exterior shots

A nice exterior shot is important to selling your house. One of the most important factors to bear in mind is the weather. Ideally a cloudy or hazy day will provide perfect lighting conditions.

You may want to take this photograph from across the street to get the whole house in shot, and try to avoid distractions such as parked cars. You want home buyers to focus their attention on your house and not your car. As seasons change – re-take this image and update your property listing.

How to take interior shots

Before you start, look for the most visually interesting part of the room. Then go for the widest angle possible by pushing yourself into the corner of the room. Keep vertical lines vertical and horizontal lines parallel to the top of the frame.

Avoid bright windows and streaming sunlight as these will distract viewers from the main features of the room and can create shadow areas.

Fuzz free photography

You want to present a set of crisp quality images to home buyers. You may not realize that you have a set of blurry images until you upload them to your PC. To avoid blur, follow these instructions and you’ll take nice crisp images every time:

  1. Place the camera strap around your wrist.
  2. Hold the camera with both hands – make sure you don’t cover the flash.
  3. Horizontal photos: Keep your elbows tight to your body – this will help to stabilize the camera.
  4. Vertical photos: keep one arm tight to your body with the other arm raised above your head and horizontal to the ground.
  5. Make sure you’re balanced, breathe in – and then shoot. Perfect!
